March CRRA sales figures

Posted by admin on April 23rd, 2008

March update to the Charlotte, NC sales trends.  No more filler, just straight to the facts:
Total Active Listings in CMLS (March 2007/2008):  25472/29932 –> 17.5% increase in active inventory
Total Sold (March 2007/2008): 3573/2659 –> 25.6% decrease in year-over-year sales
So, another bad month for Charlotte.  We, once again, had lower total sales on greater total inventory.  […]

February’s CMLS (Carolina MLS) sales data were released on Carolinahome.com recently, so I decided to dig in.  You may remember that my last post was in regard to the January data; this will simply be a continuation of that.  So, without further adieu…
In the month of February, CMLS reported 2179 sales at an average price of […]

January Home Sales Slipping - Lowest Level Since NAR Began Recording

Posted by admin on February 26th, 2008

CNNMoney.com reported today that existing home sales (national) slid .4% last month to the lowest level since NAR began recording in 1999. This is disturbing, to say the least. With so many macro-economic factors pointing downward for the US economy, this hardly comes as a surprise.
What DOES seem to be a surprise, at least to […]

BPO’s

Posted by admin on December 26th, 2007

BPO stands for “Broker Price Opinion.”  I complete a LOT of BPO’s in my line of work as I have some knowledge regarding the foreclosure market and as  Realtor, banks want to hire me to determine the value of properties they have a lien on so they can decide whether or not to foreclose.

Wow… it’s been a while.  Sorry I haven’t posted in so long, but I’ve been a little busy with several other things in my life.  I’ve got another project (www.patrens.com) that I’ve been working on, I bought a house and moved myself and my wife into it, and I’ve been more busy with my Realtor […]

Don’t waste time

Posted by admin on August 14th, 2007

This is probably a good life lesson in general, but I’ll put it in context here.
I was attending a local foreclosure auction recently when a man approached me asking where the auctions were held. I told him that he was in the right spot and he proceeded to tell me that he was trying […]

Get out while the getting is good.

Posted by admin on June 20th, 2007

One of the most important pieces of advice you can heed if you are FACING foreclosure yourself is this:  get out while the getting is good.
Obviously none of us wants to leave our house.  I understand that.  I don’t mean to simplify the situation to make it sound like you can easily walk away from […]

It appears I’m not the only person on the net trying to provide good FREE advice. Foreclosure.com has just launched a free newsletter called “Investment Exchange.” I have not read it much yet, but I would like to recommend it to any of my readers who are looking for some good advice on the cheap.

How to bid on a foreclosure at auction

Posted by admin on June 12th, 2007

It’s interesting to title a post this way because it sounds so elementary…. How do you bid on a foreclosure? Well, you go to an auction, and when they ask for bids, you bid.
Okay, so it’s not REALLY that simple though. Perhaps a good alternate title for this post would be, […]

My name is Aaron Biek. I live in Charlotte, NC and am self-educated in real estate foreclosures. Because I consider most of the foreclosure deals out there unethical, I am unable to participate in them. I therefore created this blog in the hopes I that could educate more people about how all of this stuff works.
